Ladyhill House is situated in the pretty Perthshire village of Birnam and is the main part of a traditional baronial mansion house which has been refurbished to the highest standard. Stripped wooden floors, traditional marble-surround with a multi-fuel burner, together with original ornate cornicing and wooden shutters give this house an elegant ambience showing its historic past. The combination of bright, fresh décor and beautiful antique furniture makes this a delightful and comfortable holiday house.
With a rhododendron lined driveway, the house is surrounded by half an acre of secluded mature garden. Despite its peaceful location, the house is only a short walk to the historic town centres of Birnam and Dunkeld with a delightful range of historic buildings, interesting shops and restaurants.
About Ladyhill House...
The house has a vestibule with access to the main hall and stairway, off the entrance hall you have two sitting rooms one with a multi-fuel burner and both enjoying views over the garden. They are both spacious and sunny with large comfortable sofas and tasteful furniture, which are ideal for peaceful relaxation or socialising.
The kitchen in Ladyhill is in some ways the heart of the house, it`s where everyone can gather together to discuss the days experiences. It has a large dining table and the kitchen has been beautifully refitted to give all modern conveniences whilst retaining a traditional style.
Downstairs you will also find a utility room with a sink and washing machine and also a small WC.
Upstairs the large master bedroom with its king-sized bed and period furnishings has windows on three walls allowing light to flood in and has views over the wonderful garden and to be enjoyed. The second bedroom also has a king-sized bed with period furnishings and views over the garden and the hills beyond. There are two further bedrooms both bright and freshly decorated with two single beds in each. A beautifully fitted bathroom and a separate shower are located on the same level as the bedrooms. A small office space is located on the half landing
The garden is very private with various benches, tables and chairs for relaxing in the beautiful surroundings.
The driveway can easily accommodate four cars.

Dunkeld and Birnam is one of the best preserved historic towns in Scotland, it has a fantastic choice of walks and rides in breath-taking surroundings. It also has a lively arts and music scene, great places to eat or spend the evening in, and a selection of quality independent shops.
Birnam Arts has a year round programme of high quality diverse exhibitions, music, theatre, dance and comedy performances, as well as a wide range of workshop activities for children and adults alike. There is also the popular Café and pretty Beatrix Potter Garden.
The Hermitage is a great walk from Ladyhill House, forest paths lead to the roaring Black Linn Falls, overlooking the waterfall is the folly known as Ossian’s Hall, built in 1757 It makes a special spot to view the roaring, tumbling falls.
In Perthshire you are never far from a remarkable tree, whether that happens to be oldest living thing in Europe, the last descendant of Shakespeare’s Birnam Wood or the widest conifer in Britain.
Dunkeld and Birnam Path Network offers nine local walks ranging from 3 to 7 miles. Each walk offers its own distinct scenery for you to enjoy.
